Vacant Home Staging

This is the best and easiest stage process as it allows us to custom cater to your home's design and flow; this is used for all vacant homes. All stages start with a one-on-one consult to talk through the process and see the space. Once completed, the designer will behind to build the design for your home to bring out the best of the home's features and create the "feel" of the space for potential buyers. On staging day, the staging team will deliver the furnishing and set up the home to get it ready for photos.

Occupied Home Staging

For occupied stages our designer will schedule a one-on-one consultation with the owners to guide them through the process of living in the home while still having it show ready. The home owner will receive a full staging report with the notes and action items. The designer may advise to move furniture, tuck items away, or even small repairs as needed; she will then create a look around what is already in the home to ensure the home's best features are highlighted and begin sourcing items for this purpose. On staging day the staging team will bring any additional items and get the home ready for photos and talk with the owners about how they can create the look and live in the space.

Interior Design

Every design project starts with a design consultation; we will go through the room(s) you are looking at updating and talk through styles, designs, colors, your vision, etc. The initial design consultation is up to 2 hours to lay the groundwork for your vision and start mapping out the space to help bring the vision to life.

Interior includes furnishings, paint, wallpaper, accessories, soft goods, etc. and refers to the finishing touches that brings a space to life and takes it from a house to a home.

Renovation Design

Every Renovation Design project starts with a design consultation; we will go through the room(s) you are looking at changing and talk through what projects you invision for the space and start talking through the architecture and flow of the spaces as well as talk through some design features relating to colors, styles, etc. The initial renovation consultation is up to 2 hours to lay the groundwork for your vision and start mapping out the space to help bring the vision to life.

Renovations include, but are not limited to millwork & built-ins, material selections, remodels, etc. We also offer reality renovations which is a visual image.

Showcasing new selections (linked for PURCHASING) for interior or exterior renovations; what this offers is a chance for you to see the finished project and order the items to complete it on your own timetable! Everything in the design is linked to what you will need to complete this concept!

Concierge Design

Concierge design is available to help with specific needs when a complete design service is not required. This may include move-in furniture placement, artwork placement, paint selections, or other smaller-scale specialty needs.

Consultation

Every project starts with a 1-hour consultation and site visit with a Flourish Design Professional. We will examine the interior & exterior of the home and devise a staging plan that emphasises key selling points of the home.

STAGING REPORT & CHECKLIST

Your Staging Report & Checklist will summarize the consultation notes and provide a clear checklist of items to focus on prior to listing. Our recommendations may include painting, repairs, professional cleaning or other key cosmetic and structural items.

STAGING

Once the home is prepped and ready for staging, our team will schedule a 1-2 day installation (depending on the size of the home). Our staging team will install and place all pieces in a timely and professional manner.

PHOTOGRAPHY

Once the home is "picture perfect", professional photography will be scheduled. Our premier photography partners will create beautiful listing photos highlighting key features of the home for use in MLS listings and other platforms.

DESTAGING

Upon successful sale of the home, and prior to closing, the Flourish staging team will pack and remove all staging items.
